Buying a new HVAC system is one of the largest home purchases you'll make. Here's what to know before you talk to any contractor:
1. "Will you perform a Manual J load calculation?"
If the answer is no or they size by square footage alone — walk away. Improper sizing is the single most common HVAC mistake.
2. "What SEER2 rating are you quoting?"
Minimum in Texas is 14.3 SEER2. Higher-efficiency options (16–20 SEER2) cost more upfront but save significantly long-term. Get the number in writing.
3. "What brand and model are you installing?"
Tier-one brands: Trane, Lennox, Carrier, Bryant, Rheem. Tier-two: Goodman, Daikin, American Standard. Avoid generic or unfamiliar brands on major installations.
4. "What does the warranty cover and for how long?"
Equipment warranty (typically 10 years on parts, requires registration) vs. labor warranty (1–2 years from contractor). Make sure both are documented.
5. "Is this permit-pulled work?"
In Harris County and surrounding areas, HVAC installations require permits. If a contractor doesn't pull permits, you could face issues during a home sale.
6. "What exactly is included — refrigerant, disconnect, pad, line set?"
Get a detailed scope in writing. The cheapest quote often excludes items others include.
