The 10-Point HVAC Maintenance Checklist Every Houston Homeowner Should Know
A proper HVAC maintenance visit is more than a filter swap. Here's what a thorough inspection covers:
1. Check and replace air filter
2. Inspect and clean evaporator coil
3. Inspect and clean condenser coil
4. Check refrigerant levels — add if low (requires licensed technician)
5. Inspect and test capacitors and contactors
6. Check electrical connections and tighten loose terminals
7. Test thermostat calibration and operation
8. Inspect blower motor and clean blower wheel
9. Clear and flush condensate drain line
10. Check static pressure and airflow across the system
