Houston HVAC Survival Guide: Preparing Your System Before Summer Hits

Every Houston homeowner should run through this checklist before May — once the heat arrives, HVAC companies are slammed and wait times get long.

Spring preparation checklist:

Outdoor unit (condenser):

  • Clear all debris, leaves, and vegetation from around the unit
  • Gently clean condenser fins with a garden hose (spray from inside out)
  • Check that the unit is level on its pad
  • Trim back any shrubs to maintain 2-foot clearance on all sides

Indoor unit (air handler):

  • Replace air filter
  • Check and clean condensate drain pan — pour 1 cup of white vinegar down the drain line
  • Inspect refrigerant lines for insulation damage
  • Make sure the access door is sealed completely

System testing:

  • Set thermostat to COOL, drop to 70°F, and confirm the system produces cold air within 15 minutes
  • Listen for any new noises — banging, squealing, or rattling that wasn't there last season
  • Check every vent in the home — weak airflow in specific rooms can indicate duct issues
